Lot 30 is a steep mountain lot with undeveloped building sites and is mostly forested. Laud Drive passes along the lower lot boundary, so driveway access to the best view site of this lot is a bit more challenging and best shared with Lot 31, as access for both lots can be difficult due to the terrain.

This lot offers spectacular views of Camaronal Bay, with both ocean and forest vistas. The infrastructure for Laud Drive has been completed, providing full access to the lot, and primary grid electrification is already in place. The water supply is fully connected, with the facility under concession and proven, and the water distribution network is operational.

The lot is titled and comes with its own corporation, guaranteeing grid power, water supply, and road access and maintenance. Homeowner Association fees apply once infrastructure is in place.

Access to Lot 30 is via Laud Drive, which is fully constructed and provides reliable connectivity to the lot. The road has some steep stretches, and it's important to note that two-wheel-drive vehicles may find it difficult to navigate in certain sections.

Just 1200 meters away is Camaronal Beach, renowned regionally and internationally as a premier surfing destination. The beach is also home to the Refugio Nacional de Vida Silvestre Camaronal, a sea turtle protection refuge with a hatchery and salaried park staff, supported by a rotating team of 8-15 international volunteers year-round who help protect the four species of sea turtles that nest here.
